Ascend VA provides a residential valuation service line allowing for the prompt, efficient and accurate delivery of valuation reports.

This extends to current & retrospective valuations for all manner of private purposes from selling/buying, CGT, separation, legal matters or taxation.

The goal is to provide value to the customer utilising market data in a manner that provides simplicity & understanding to the end user at a competitive price.

  • Pre-sale and pre-purchase valuations, for sellers and buyers. Selling or buying real estate is a significant financial decision and it is diligent to seek independent expert advice. I will ensure you are well informed and supported to assist you obtain the best financial outcome.

  • Capital Gains Tax valuations are required to determine the gain/loss in value for the duration the asset was considered an ‘investment property’. Current and retrospective valuations are provided with a commitment to understanding client requirements to ensure I act in your best interests.

  • Family Law or mediation valuations may be required for property asset or financial re-structuring in the case of a family separation or divorce. I ensure that a level of understanding is shown in what can be a challenging or difficult situation, in compliance with the Federal Circuit Court of Australia.

  • Financial reporting valuations can be utilised for data keeping by financial professionals including accountants, financial advisors, legal and banking professionals. The valuation approaches adopted are specific and relevant, in compliance with the API and International Valuation Standards (IVS).

  • Valuation reports for litigation purposes assist in the instance of a dispute between two or multiple entities. Reports are prepared to the court with impartiality, accuracy and detail - exercising objectivity when a valuation is referred to a court, tribunal or negotiation process.

  • Stamp Duty valuations are required for properties transacted privately, without the intervention of an estate agent. This can include family related transactions, property purchased through an associated individual/entity or property purchased at a discounted sale price. Valuations can be completed on a ‘current’ or retrospective basis, assuming a hypothetical ‘arms-length’ sale.

  • Probate is a legal process that involves the verification of the will of a person who has passed away, and the distribution of assets within the estate to beneficiaries through an executor or administrator.

    At times, disputes can arise from beneficiaries over the value of real estate. We provide valuations on behalf of executors, administrators or beneficiaries, before the transfer or sale of the property, to assist with the fair and equitable distribution of the property within the estate.
